Why I price the way I do

I started out as a property valuer. For six years my job was to tell banks what homes were actually worth, not what anyone hoped they were worth. That habit stuck.

When I moved into sales in 2015, I noticed how many agents won listings by quoting high and then spent weeks “conditioning” sellers down. I didn’t want to work that way. Every appraisal I give shows the sales I used, and if I can’t back a number, I won’t quote it.

Why only three suburbs

Keeping to Lake Wendouree, Soldiers Hill and Alfredton means I’m at every open home myself. I know the buyers by name, and I can tell you which streets sell faster and why.

I grew up near the lake and still walk the loop most mornings. My kids go to school in Alfredton. When I tell you what a home on your street is worth, it’s local knowledge, not a guess from an algorithm.

Trades on call
Painters, gardeners, cleaners and a stylist I trust, booked and managed for you.
Hard negotiation
I know who else is looking and what they’ve offered on other homes. That’s leverage, and I use it.
